Tenant fees/costs

Please see below details of any allowable tenant fees/costs when renting a property through Cirencester Sales & Lettings.

Holding Deposit: One weeks rent, this is worked out using the monthly rental figure x 12 and then divide this by 52.

This will be withheld if any relevant person/applicant (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days of the holding fee being paid,

(another deadline can be mutually agreed; this must be done in writing).

Security Deposit: Capped at five weeks rent.

  • This covers damage/cleaning or defaults by the tenant during the tenancy/outstanding utilities
  • Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid.
  • Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). Costs of a locksmith if required, landlord/agent keys if new keys are issued will be charged to the tenant. A charge of £15 per hour for the time taken replacing lost key(s) or other security device(s) may also be charged.

Note: Some of our Landlords will accept a Deposit Replacement Insurance and such properties are usually advertised as having this option for your consideration. If this is something you may want to consider and require further information on, please do not hesitate to ask.

Variation of Contract at the Tenants Request: £50 per agreed variation, this cover the costs associated with discussions with the landlord and the preparation and execution of documents.

Change of Tenant/sharer at the Tenants Request:  £50 per replacement tenant or reasonable costs incurred if higher, this cover the costs associated with discussions with the landlord, new tenant referencing and Right-to-Rent checks, deposit registration and the preparation and execution of documents

Early Termination at the Tenants Request:  We understand that situations change;  in the event that you wish to leave your contract early, subject to the Landlords approval you would be liable for the landlord’s costs in re-letting the property along with all rent due under the tenancy until the start date of any replacement tenancy. These costs will not exceed the maximum amount of rent outstanding on the tenancy.
